Soffit lighting: the two kinds, and when to use each

Soffit lighting describes two different systems — recessed downlights that wash a wall or patio from above, and a permanent LED accent track set into the soffit line. This guide covers both, and where each belongs.

When a homeowner asks Light TN about soffit lighting, the first job is figuring out which kind they mean — because the term describes two different systems. One is recessed downlighting tucked into the eave to wash light down a facade or onto a patio. The other is a permanent LED accent track set into the soffit line for year-round roofline light.

This guide covers both, and where each belongs. For the roofline version, see our permanent roofline lighting service.

01What soffit lighting means

Soffit lighting refers to two different things, and a good plan starts by naming the one you want. The first is recessed downlights mounted in the eave soffit to wash a wall or yard from above. The second is a permanent LED accent track set into the soffit for year-round roofline light. Most posts blur the two; Light TN, a landscape lighting designer in Burns, Tennessee, designs and installs both across Middle Tennessee, matching the type to the goal — whether that goal is lighting a surface or accenting the architecture itself.

02Soffit lighting, kind one: recessed downlights

Recessed soffit downlights are fixtures mounted up in the eave and aimed down, washing a facade, an entry, or a patio with soft overhead light. Light TN uses them as part of an architectural lighting plan because downlighting from the soffit, from above, feels natural — it mimics how the sun and moon light a wall. The fixtures sit flush in the eave, so by day you see clean trim and at night you see the wash, not the source.

This kind of soffit lighting is ideal over entries, along covered porches, and on facades where uplighting from grade isn’t practical. Light TN specifies warm 2700K sources and shields each fixture so it lights the wall without glaring down at anyone below.

03Soffit lighting, kind two: permanent LED accent track

The second kind of soffit lighting is a permanent LED track set into the soffit or fascia, delivering a warm white accent line year-round and programmable color when wanted. Light TN installs this as a BlueHopper / Inception certified installer, tucking the points into the soffit so the daytime line stays clean. It is the modern replacement for hanging temporary lights each season — installed once, controlled from an app, and lit whenever you choose.

Unlike recessed downlights, which light surfaces below them, the permanent track is an accent that outlines the architecture itself. Most Light TN clients run it as subtle warm white nightly, with color reserved for events. For more, read our related post on permanent outdoor lighting.

04How to choose between them

The choice comes down to the goal. Light TN reaches for recessed soffit downlights when the aim is to light a surface — a facade, an entry, a patio — with soft overhead wash. It installs the permanent LED track when the aim is to accent the roofline itself, year-round, with optional color. Many homes use both: downlights to light the spaces people use, and a permanent track to outline the architecture on the nights it’s wanted.

Both depend on clean integration. A soffit fixture that sits proud of the trim or shows wiring undoes the effect, which is why Light TN installs to licensed contractor CE-D: 76580 standards and keeps every source and run out of sight.

05Energy use and durability

Both kinds of soffit lighting run on efficient LED. The U.S. Department of Energy notes LEDs use far less energy than incandescent sources, so soffit lighting adds little to a monthly bill. Light TN installs weather-rated fixtures — permanent track systems carry IP65/IP67 ratings and long-rated LED life — so they hold up through Middle Tennessee’s seasons, backed by manufacturer warranties and a one-year workmanship warranty.

06Start with the goal

The first step with soffit lighting is naming which kind you want — downlights that wash a surface, or a permanent track that accents the roofline. Light TN designs and installs both, matching the type to what the home needs. To figure out which fits your home, explore permanent roofline lighting or book an on-site design consultation.

FAQ

Soffit lighting, answered.

What is soffit lighting?

Light TN explains soffit lighting as one of two systems: recessed downlights mounted in the eave soffit that wash light down a wall or patio, or a permanent LED accent track set into the soffit for year-round roofline light. The right one depends on whether the goal is lighting a surface or accenting the architecture.

What is the difference between soffit downlights and permanent soffit lighting?

Light TN distinguishes recessed soffit downlights — which light a facade, entry, or patio from above — from a permanent LED track, which outlines the roofline itself with warm white and optional color. Downlights light surfaces below them; the permanent track is an architectural accent.

Is soffit lighting good for a facade?

Light TN uses recessed soffit downlights to wash a facade with soft, natural light from above, which works well where uplighting from grade isn’t practical. Warm 2700K sources and shielded fixtures keep the light on the wall and the source out of view.

Can soffit lighting change colors?

Light TN installs permanent soffit-mounted LED track that displays warm white year-round and programmable color on demand, controlled by an app. Recessed soffit downlights, by contrast, are fixed warm-white fixtures meant to wash surfaces rather than change color.

Does soffit lighting look clean during the day?

Light TN installs soffit lighting tucked into the eave or fascia so it reads as clean trim by day. Recessed downlights sit flush in the soffit, and permanent track is integrated into the soffit line — proper installation is what keeps the daytime appearance discreet.

Is soffit lighting energy efficient?

Light TN installs soffit lighting on efficient LED, which the U.S. Department of Energy notes uses far less energy than incandescent sources. Both recessed downlights and permanent track add little to a monthly electric bill.

How long does soffit lighting last?

Light TN installs weather-rated soffit lighting with long-rated LED life; permanent track carries IP65/IP67 housings for outdoor durability. The systems perform for years through Middle Tennessee’s seasons and are backed by manufacturer warranties and a one-year workmanship warranty.

How much does soffit lighting cost?

Light TN prices soffit lighting by the type chosen, the length of eave or roofline covered, and the number of fixtures, so it is quoted after an on-site assessment. The design consultation is free, with a 15% deposit on projects over $10,000 and none on smaller projects.
